Κατοικία comes from the verb κατοικέω, meaning to dwell or settle, which combines the prefix κατά (down, thoroughly) with οἰκέω, to inhabit, itself built on οἶκος, house. The suffix -ία turns the verb stem into an abstract feminine noun for the state or place of dwelling. Ancient Greek already used κατοικία for a settlement or place of residence, and the word kept that sense through to Modern Greek.
