Κατέχω joins the prefix κατά- (down, thoroughly) to the verb ἔχω (to have, to hold). The compound sharpens plain 'having' into 'holding down' or 'holding fast', which shifts easily into possession, occupation, and control. Ἔχω itself traces back to a Proto-Indo-European root meaning to hold or prevail, so κατέχω has carried a sense of firm grip since ancient times.
